As opposed to the Costa del Sol (Spain), rental
income in the Cote d'Azur is
not determined by purchase price
and area, but by surface and area. Please find below
average rental figures in the overall region of the
Cote d'Azur; these figures will of course increase
or decrease in certain areas, but they're a good
indication:
Long-term
unfurnished rental:
These are typically 3-year contracts on a completely
empty apartment (except for a sink in the kitchen
and the bathroom suite).
Average asking price: 14/m2 (e.g.: 50m2 x 14/m2 =
700/month)
If the property is offered with a garage then the
price is increased to an average 80. All charges
(water, community fees, etc) are paid by the tenant,
as well as the habitation tax, so the only charge to
the owner is the "Taxe
Fonciιre",
which is equivalent to "Property
Tax"
in the UK.

Long-term
furnished rental:
These are typically 6 to 12-month contracts but they
can go up to 3 years, depending on what the owner
prefers.
Average asking price:
19/m2 (e.g.: 50m2 x 19/m2 = 950/month).
Same rule applies with the garage.
Habitation tax and community fees are only paid by
the tenant on 1-year rental, otherwise it is paid by
the owner. Water and electricity paid by the tenant.
There
is a tremendous shortage of long-term furnished
properties in the whole of the Cote d' Azur and the
demand is extremely high, so it's becoming very
profitable for owners who wish to take this
alternative, as the overhead costs are minimal.

Short-term Rentals:
The
demand for short-term rental
in the Cote d'Azur is ever growing, particularly for
1 and 2-bed apartments.
There is between 14 and 20 weeks high season per
annum, depending on the area. The more
recent/refurbished the apartment and the more
appealing the furniture the better. Very often it
would be the same people booking the same weeks each
year.
Average asking price in high season:
18/m2 (e.g.: 50m2 x 18/m2 = 900/week).
All costs are paid by the owner: water, electricity,
cleaning, property tax, habitation tax, etc
